Frequently Asked Questions

Answers to the most common questions about sourcing premium building materials directly from leading manufacturers in China.

Question 1: Why would I import building materials from China instead of buying locally?

China offers access to a significantly larger manufacturing base, allowing developers and builders to source high-quality products at highly competitive prices. In many cases, clients can achieve substantial savings while accessing premium finishes, custom designs, and product ranges that may not be readily available in Australia.

Question 2: What types of building materials can Montoya Roe source?

We can assist with sourcing a wide range of products including kitchens, cabinetry, stone benchtops, flooring, tiles, tapware, sanitaryware, lighting, doors, windows, wardrobes, aluminium products, staircases, furniture, and complete fit-out packages for residential and commercial projects.

Question 3: How much can I realistically save by importing directly from China?

Savings vary by product category and project size, however many clients achieve savings of between 30% and 70% compared to equivalent Australian retail pricing. Larger developments often see the greatest benefit due to economies of scale and factory-direct procurement.

Question 4: How do I know the products will meet Australian standards?

Montoya Roe works with vetted manufacturers and suppliers and can assist with ensuring products comply with relevant Australian requirements. Product specifications, certifications, testing documentation and compliance requirements are reviewed prior to procurement wherever applicable.

Question 5: What happens if I receive damaged or defective products?

Quality assurance is a critical part of the procurement process. We coordinate inspections, factory reviews, and pre-shipment checks wherever possible. In the unlikely event of defects or transit damage, we work with suppliers and logistics partners to resolve issues and minimise disruption to your project.

Questions 6: Can I customise products for my project?

Absolutely. One of the major advantages of sourcing directly from manufacturers is the ability to customise finishes, colours, dimensions, materials and specifications. Whether you're building a luxury residence or a multi-unit development, products can often be tailored specifically to your project.

Question 7: Do I need to buy an entire shipping container?

Yes. For most small residential projects procuring most finishing materials from China you can expect to receive 2 - 3 containers. These are usually spaced

Question 8: How much does shipping cost?

A single 20ft container will usually cost $1,450.00 USD FOB (Free On Board) from Guangzhou. Add $750.00 AUD transit fee, customs clearance, Australian agent fees etc, you can expect to pay between $4,000.00 - $8,000.00 depending on your location. Shipping does vary however this cost is usually negligible when compared to the overall savings gained.

Question 9: How long does the process take from order to delivery?

Lead times vary depending on the products selected and manufacturing requirements. Generally, clients should allow approximately 6–10 weeks from final approval to delivery in Australia. Custom products and larger orders may require additional time.

Question 10: Can I view the factories and products in person before purchasing?

Yes. Montoya Roe regularly conducts supplier visits and procurement tours throughout China, allowing clients to inspect manufacturing facilities, assess product quality firsthand, negotiate directly with suppliers, and gain confidence before committing to major purchases. This level of transparency is often impossible through traditional Australian retail channels.
